 NEWS FLASH!!  The government extended the $8000 tax credit.  We don't see them extending it again, so come on!!  Now is the time.  The new deadline means you need to have a signed contract by April 30, 2010 and close on that home prior to the end of June.  Another great update to this tax credit is for people who currently own a home and have owned it for 5 or more years.  If you sell your home and buy another home, you are eligible for a $6500 tax credit!!  The income limits have changed on a lot of programs, so NOW is the BEST time to buy!!  Call me for details and for mortgage contacts so that you can get pre-qualified.  Almost all of the grants are gone for Desoto County, but there is still 100% financing available through USDA.  We just need to look in the right locations!!  

Well things really are starting to look up!!  (Remember, don't listen to the media!! HAHA)  The rates have dropped again and currently are sitting at 4.75% .  Five percent is fabulous and when it drops below that it is almost unbelievable and definetley historical!!  For all the people who have not owned a home in the last three years, there is a great opportunity for you to make some money just by buying a home.  Not only do you get the normal tax breaks as you deduct your mortgage interest, you get an $8000 tax rebate!!  That is right!!  Basically if you owe nothing you get $8000 back, if you owe $1000, you pay nothing and get $7000 back!!  WOW!!  You can even file this year to get it!!  The important part is you have to buy a house before 11/30/2009!!  Even if you have owned a home in the last three years - check out the rates!!  Give me a call to talk to me about what your real estate needs are and I would love to help you to better understand this market!!

Now is such a great time to buy!!!  Everyone is listening to the news media and we get caught up in the doom and gloom, but the truth still remains - NOW IS A GREAT TIME TO BUY!  You ask, 'why'?  Well, first because there is a great inventory out there.  No this isn't great for the sellers, but if the seller has the house priced correctly, then it will still move!!  Secondly because the interest rates are low.  They do change daily, but with the help of quality mortgage/loan officer you will know just the right time to lock in.  Also, don't be fooled by the media telling you there is no money or that the 100% loans are gone.  There is money out there to loan with the right credit score.  There are USDA Rural loans available that give you 100% financing.  I just have to find you the right house in the right area.  A big reason for a first-time home buyer to buy is the (up to) $7500 tax credit from the Federal Government for houses closed by 12/31.  So as you can see - NOW IS A GREAT TIME TO BUY!!
